Delray Beach Home & Flood Insurance, Shopped by Locals Who Know Your Street
From Seagate and Tropic Isle to Osceola Park and Lake Ida, we compare 30+ Florida home and flood carriers so you don't have to.
One phone call. Thirty-plus Florida carriers.
When you call a direct writer or a captive agent, you get one answer: theirs. If that company has tightened its roof rules, pulled back from coastal ZIP codes, or just isn't competitive for your kind of home this year, that's where the conversation ends.
Florida's home insurance market doesn't stand still. Carriers open up, tighten their rules and change guidelines all the time, and a beachside home one company won't touch can be a good fit for another. Our job is to know which is which this month, not last year.
- One application, many quotes. We quote your home with Florida-admitted carriers, plus specialty and surplus-lines markets for homes that need them.
- We re-shop when the market moves. Got a big renewal increase or a non-renewal notice? We already know your home and can take it back to market.
- Advice from people who know the area. A 1950s cottage in Osceola Park and new construction off Atlantic Avenue look very different to an underwriter. We know how.
- We represent you, not one company. We stay with you at every renewal and if you ever have a claim.
The coverage issues that come with living near the water
Insuring a home in Delray Beach is different from insuring one even 20 miles inland. These are the issues we help Delray homeowners work through every week.
Windstorm & hurricane deductibles
Homes near the beach, along the Intracoastal, and in neighborhoods like Seagate and Tropic Isle often face stricter wind underwriting. Some carriers limit how close to the coast they'll write. Others will write the home with a higher hurricane deductible, usually a percentage of your dwelling limit. We'll show you how each quote handles wind so you can choose your balance of premium and out-of-pocket risk.
Flood zones east of I-95
Much of eastern Delray Beach sits in FEMA-designated flood zones, and waterfront streets can see tidal flooding during king tides. Standard homeowners policies generally do not cover flood. We quote NFIP and private flood together, check your zone, and use an Elevation Certificate where one is available.
Wind mitigation credits
Florida requires insurers to offer credits for qualifying wind-resistant features documented on a wind mitigation inspection (Form OIR-B1-1802):
- Roof shape (hip vs. gable)
- Roof-to-wall attachments
- Roof deck attachment and secondary water resistance
- Impact windows, doors, or shutters
Roof age & condition
Carriers set their own roof guidelines, and they vary a lot. Some may require an inspection, limit roof coverage to actual cash value, or decline older roofs. Working with many carriers means an older roof doesn't automatically leave you without options.
Luxury homes, condos & HOAs
High-value homes may need guaranteed or extended replacement cost and scheduled coverage for jewelry or art. Condo owners need an HO-6 coordinated with the association's master policy. HOA documents may set their own insurance requirements, and we'll check that your policy meets them.
What carriers look at in your part of Delray
Pick the area closest to your home to see what usually affects your coverage and price there.
- Closest to the ocean, so expect the strictest wind underwriting. Fewer carriers compete here.
- Higher hurricane deductibles are common, so compare 2%, 5% and 10% options side by side.
- Many parcels sit in high-risk flood zones (often A or V zones). An Elevation Certificate can significantly affect NFIP pricing.
- Impact-rated openings and a strong wind mitigation report carry real weight here.
General guidance only. Flood zones are set parcel by parcel, so we'll confirm yours on FEMA's current maps when we quote.

Do I need flood insurance if I live in Delray Beach?
If your home is in a FEMA high-risk flood zone and you have a federally backed mortgage, your lender will generally require flood insurance. Florida is also phasing in a flood coverage requirement for Citizens Property Insurance policyholders. Even outside high-risk zones, flood coverage is worth considering: FEMA reports that more than 20% of flood claims come from properties outside high-risk flood zones, and standard homeowners policies generally exclude flood. Some carriers let you add flood coverage to your homeowners policy by endorsement. If yours doesn't, we can quote a separate NFIP or private flood policy. NFIP policies usually have a 30-day waiting period, so don't wait until a storm is in the forecast.
How does roof age affect home insurance in Palm Beach County?
Roof age and condition strongly affect both eligibility and price. Many carriers have their own roof-age guidelines. Some may require an inspection, cover only the actual cash value of an older roof, or decline older roofs altogether. Because these guidelines vary from carrier to carrier, comparing several companies through an independent agency gives you the best chance of finding a fit.
Will a wind mitigation inspection lower my premium in Delray Beach?
It may. Florida requires insurers to offer credits for qualifying wind-resistant features such as hip roofs, roof-to-wall straps or clips, secondary water resistance, and impact-rated openings. How much you save depends on your home's features and your carrier. We're happy to review your current inspection or help you decide whether getting one makes sense.
Why use an independent agent instead of buying direct?
A direct carrier can only offer its own policy. An independent agency like Cronin Insurance compares coverage and pricing from many Florida carriers at once, re-shops your policy if your rate changes, and advises you through renewals and claims. You get more choices and a local advocate for the price of one phone call.
